The process

How First Response works

Five steps. You always know which one you are in.

  1. Send us the City notice, or tell us what you need

Upload the correction notice, email or letter. If you have not received anything yet, just describe the situation.

  2. We review the requirements

We read what was actually requested and confirm what applies to your project, including whether any part of it requires a licensed professional.

  3. We measure and document the space

If drawings are needed, a representative visits the property and captures the existing conditions on site.

  4. We prepare the documentation

Clean, accurate drawings and documentation prepared within our permitted scope, in the formats your project calls for.

  5. We help organize the submission or the correction response

We help you put the package together and respond to comments. You always know where the project stands.

The cost of waiting

Already paying rent but still cannot open?

This is the part nobody warns you about. The lease starts when you sign it, not when you open. Every week the documentation sits unresolved is a week of paying for a space that earns nothing, on top of equipment already bought and staff already hired.

We are not going to tell you the sky is falling. Most of these situations are ordinary and fixable. But the cost of a stalled opening is real, it compounds weekly, and it is almost always cheaper to resolve the documentation properly than to guess at it and collect another round of corrections.

Why First Response SA

Why business owners call us instead

Your alternatives are real, and some of them are fine. Here is where we are genuinely the better answer.

Local capture, efficient production

A representative goes to your property in San Antonio and captures the existing conditions. The measurements then move into an efficient drafting workflow. You get local accountability on the part that has to be local, without paying office overhead on the part that does not.

Commercial focus, small business scale

We are not built for large developers, and we are not a residential drafting service. Existing small commercial spaces are the whole focus, which is why the process is proportionate to your project instead of scaled down from something much bigger.

Scope agreed before work begins

You know what you are buying, what it includes, and what it does not, in writing, before you pay anything. If part of your project falls outside what we can legally do, you hear that at the start, not after.

English or Spanish, all the way through

Not a translated page. The actual work: reading your notice, explaining what it means, scoping the project and answering your questions, in the language you prefer.

We read the document first

Before quoting anything, we read what you were actually sent. A surprising share of these situations turn out to need less work than the business owner feared. We would rather tell you that than sell you documentation nobody asked for.

Straight answers about limits

We do not certify code compliance, promise approvals, promise review timelines, or perform licensed architectural, engineering or fire protection work. Knowing exactly where a provider stops is worth more than a provider who claims to do everything.

Questions people ask before calling

What exactly does First Response SA do?

We help small business owners in San Antonio deal with the documentation side of opening or modifying a commercial space: Certificate of Occupancy documentation, as-built floor plans, permit coordination, correction responses and life-safety documentation within our scope.

Are you architects?

No, and we will not describe ourselves that way. First Response SA is a commercial permit coordination and documentation service. We perform work that Texas law allows non-licensed persons to perform. When a project requires a Texas registered architect, engineer or other licensed professional, we identify that and tell you before proceeding.

Do you work with residential projects?

No. We focus on existing small and mid-size commercial spaces. That focus is why we are useful.

How do I start?

Send us whatever the City sent you: the notice, the email, the correction list, or a photo of the letter. If you have not received anything yet, just describe your situation. Reading it and telling you what it means is the first step and it does not commit you to anything.

Do you speak Spanish?

Yes. The entire process is available in English or Spanish, including reviewing your documents and explaining what they say.

Can you guarantee my permit gets approved?

No, and neither can anyone else. Approval decisions belong to the authority having jurisdiction. What we can affect is whether your submission is complete, accurate and matches your building, which is what most delays come down to.

Send us what the City asked for

Upload the notice, email, correction report or plans you received. We will review the situation and tell you what the next step is.
